Overview

The Maintenance Technician’s primary responsibilities will be to perform various maintenance tasks to ensure the smooth operation of our facilities. Duties include performing a variety of diagnosis, installation, maintenance, repair, and testing tasks that may involve facilities, mechanical equipment, plumbing, electrical systems, carpentry, etc. for the assigned locations. Flexible availability and on an as-needed basis are required due to the nature of the role. Estimated number of hours are 10-15 hours per week. The majority of the responsibilities will take place in AVCON's Orlando, Florida office.

                                     

ESSENTIAL FUNCTIONS (may include but are not limited to):

  • Performs routine preventive and corrective maintenance of equipment and systems.
  • Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations.
  • Performs the diagnosis, installation, maintenance, repair, and testing throughout the assigned facilities as required by codes.
  • Assist in the operation, general maintenance, and/or serve as point of contact with third party contractors in responsibilities that include but are not limited to painting, plumbing, HVAC, locksmith, elevators, and alarm systems. Performs essential repairs and other duties as requested.
  • Assists in the maintenance and repair of heating, refrigeration and air conditioning equipment.
  • Performs electrical and plumbing maintenance not limited to replacement or repair of fixtures using appropriate hand, power and specialty tools.
  • Performs painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.).
  • Prepares the surfaces and paints various structures and equipment to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools.
  • Serve as point person/liaison with third party contractors and monitor work performed to ensure requirements are met and results are documented properly.
  • Reports any hazardous situations to appropriate personnel.
  • Maintains complete and accurate records of all maintenance and repairs.
  • Maintains record ensuring compliance with Federal, State and Local regulations and standards.
  • Nights and weekends are generally not required but may occasionally be necessary with little or no advanced notice.
  • Travel between offices as needed. 

ESSENTIAL QUALIFICATIONS

  • High School Diploma or equivalent.
  • Minimum of 3+ years of maintenance experience.
  • Proficiency with MS Outlook, MS Excel, and MS Word.

REQUIRED KNOWLEDGE, ABILITY, AND SKILLS

  • Ability to work cooperatively and collaboratively with all levels of clients, management, and employees.
  • Ability to organize work, set priorities, meet critical deadlines, and follow-up on assignments with minimal supervision.
  • Ability to maintain confidentially and protect privileged client information and documents appropriately.
  • Knowledge of correct English usage including spelling, grammar, punctuation, and vocabulary.

LICENSURE

  • Valid drivers’ license and maintenance of satisfactory driving record.
  • General contractor license, desired.

SUPERVISORY RESPONSIBILITIES

There are no supervisory responsibilities associated with this position.

 

ENVIRONMENT

The work environment varies depending on the assignment. Work usually takes place both in an indoor and outdoor environment.

 

PHYSICAL REQUIREMENTS

While performing the duties of this job, the employee is regularly required to speak and hear. The employee is required to stand; walk; use hands to finger, handle or feel; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl. The employee must frequently lift and/or move up to ten (10) pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, color vision, and ability to adjust focus.

 

TOOL/PERSONAL PROTECTIVE EQUIPMENT REQUIREMENTS

As dictated by client site protocol, candidate will be required to utilize proper personal protective equipment including but not limited to gloves, sleeves, leather protectors, hard hats, safety vests, safety glasses and shields, hearing protection, safety shoes, covers, helmets/hoods, and any additional tools required for the task at hand.
